Position: New Construction Commercial Painting Estimator (Experienced)

Company: Adam RoePainting, Inc.

Pay Range: $70,000–$88,000 per year + Performance/Profitability Bonuses

Industry: Commercial Painting (New Construction Focus) + Industrial Coatings

Location: Meridian, ID (Onsite)

Job Overview

Adam Roe Painting, Inc. is hiring a highly experienced, detail-driven New Construction Commercial Painting Estimator to join our estimating team. This is a critical role for someone who truly understands commercial painting production, can interpret plans/specs, and can build accurate labor projections based on real-world conditions (access, heights, sequencing, prep, coatings systems, etc.).

You will own the estimating process from takeoffs to bid submission—working with GCs, vendors, and internal partners to clarify scope, submit competitive bids, and track outcomes. This is not an entry-level estimating role and not a residential-only position. We're looking for someone who can hit the ground running and help us win the right work.

Who We Are

Founded in 1985, Adam Roe Painting is a second-generation, family-owned commercial painting contractor serving Idaho, Oregon, Nevada, and Utah. We specialize in new commercial construction, repaints, industrial coatings, concrete coatings, and epoxy flooring.

We're known for our long-term client relationships, stable history, and a high-accountability, low-drama culture. At Adam Roe Painting, estimators are trusted partners—not just number crunchers—with real authority, strong support, and long-term growth paths.

Key Responsibilities

  • Estimate commercial and industrial painting/coatings/flooring scopes with accuracy and speed
  • Perform plan takeoffs using tools like Bluebeam and/or PlanSwift
  • Build labor and material pricing using real production rates and job variables (heights, access, lifts/scaffolding, prep level, sequencing, etc.)
  • Attend pre-bid meetings and complete job walks to verify conditions and reduce risk
  • Clarify scope directly with GCs, architects, vendors, and internal teams
  • Review/validate takeoffs (including support from internal/offshore resources when used) and convert to accurate pricing
  • Track bids, follow-ups, and outcomes using CRM/tools to improve win rates
  • Partner with project managers for clean handoffs after award (scope clarity, assumptions, change-risk flags)
  • Improve estimating systems, templates, and consistency across submissions

What Success Looks Like

  • Consistently accurate bids that protect margin and reduce surprises
  • Strong scope control (fewer misses, fewer “gotchas” after award)
  • Efficient plan turnaround and steady bid output
  • Clear communication with internal teams and external partners
  • Continuous improvement in hit rate, pricing accuracy, and estimating workflow

Qualifications (Must-Haves)

  • 3–5+ years estimating experience specifically in commercial painting / coatings (new construction strongly preferred)
  • Strong knowledge of coatings systems, surface prep, job sequencing, and production realities
  • Ability to read and interpret architectural drawings, finish schedules, and specifications
  • Comfort adjusting production rates for real job conditions (examples: 20' ceilings vs 8', access constraints, exterior exposure, schedule compression, out-of-town logistics, etc.)
  • Proficiency with estimating/takeoff software (Bluebeam, PlanSwift, or similar)
  • Strong written/verbal communication and high follow-through
  • Valid driver's license; able to attend job walks/pre-bid meetings as needed
  • Nice-to-Haves
  • CRM and Google Workspace familiarity
  • Bilingual (English/Spanish)
  • Estimating experience in related scopes: industrial coatings, epoxy flooring, concrete coatings

Pay, Bonuses & Benefits

  • $70,000–$88,000 annual base salary (based on experience)
  • Performance/Profitability Bonus Program (year-end + performance-based incentives)
  • Medical, Dental, Vision, and Life/Disability insurance
  • Paid Holidays, Vacation, and Sick Time
  • 401(k) Retirement Savings Program
  • Bi-weekly pay schedule
  • Tools, software access, and training provided
  • Tech package (smartphone or tablet)
  • Company uniforms, events, contests, and annual team trips
  • Clear growth path for proven performers
  • Relocation Package Potential

Schedule

  • Monday–Friday, Full-Time
  • Typical business hours with occasional field walks, site meetings, or pre-bid visits

Location

  • Onsite at Adam Roe Painting, Inc. in Meridian, ID
  • Minimal travel may be required for job walks or pre-bid meetings.
