Job purpose
Leasing Consultants are the front line of the resident experience and play a direct role in the success of the community. This position is responsible for connecting with prospective residents, delivering strong leasing results in a competitive student housing market, supporting current residents, and managing renewals. The role requires strong customer engagement, attention to detail, and the ability to perform in fast-paced peak seasons including summer leasing and Turn.
Key responsibilities
Deliver a welcoming and professional experience for residents, prospects, and visitors
Lease apartments in alignment with occupancy goals and community strategy
Present the community confidently, handle objections, and close leases
Follow Fair Housing guidelines in all interactions
Conduct tours, manage prospect follow-up, and maintain accurate lead records
Review applications, verify documentation, and coordinate lease processing
Prepare lease files and ensure accuracy of documentation and signatures
Support move-in readiness including unit inspections and coordination
Manage resident communication, renewal outreach, and documentation
Assist with marketing outreach and brand visibility initiatives
Maintain the leasing office, model paths, and amenity presentation
Respond to calls, emails, and service requests in a timely manner
Track competitor trends, pricing, and positioning
Summer and turn expectations
Availability during peak leasing season and Turn is essential to community success. Responsibilities may include supporting move-in coordination, resident communication, roommate matching processes, documentation completion, and operational readiness efforts. Flexibility with schedule, including extended hours or weekends, may be required during these high-impact periods.
Qualifications
Professional, energetic, and service-driven approach
Experience in sales, leasing, hospitality, retail, or customer-facing roles preferred
Strong communication, organization, and relationship-building skills
Comfort presenting to individuals and small groups
Ability to interpret leases and follow procedural documentation
Detail oriented with solid time management
Comfort working in a team-focused environment
Ability to manage competing priorities under pressure
Basic proficiency with business software; property management systems a plus
Ability to maintain confidentiality and follow direction
Willingness to work evenings, weekends, and peak seasonal schedules
Education and experience
High school diploma or equivalent required
Relevant experience or coursework in customer service, sales, or marketing preferred
Bachelor's degree helpful but not required

This role operates in both office and outdoor settings and requires frequent walking, standing, and interacting with residents and prospects throughout the community.
