What is an Occupancy Verification?

Mortgage lenders require regular updates on their properties, which is why they hire independent contractors. The goals of the property inspection are:

  • To verify property occupancy.
  • To assess and report on the general condition of the property using a mobile application.

Most inspections are exterior, with about 10% needing interior photos when the property becomes vacant.

We contract with inspectors by county, meaning you will handle all inspections within your assigned county. In certain cases, you may share the county with another inspector if there's enough volume.

Responsibilities
  1. The typical inspection should only take 5-6 minutes.
  2. Complete the inspection within 4 days of assignment.
  3. Document general property conditions and evaluate occupancy according to industry standards.
  4. Take 9 or more photos of the property, accompanied by brief comments.
  5. Fill out a short form using a mobile app.
  6. Be prepared to spend extended periods driving, making multiple stops throughout the assigned area.
Requirements (applicants must meet the following):
  • Computer with internet access
  • Reliable vehicle (good fuel efficiency is a plus, as you will cover your own gas costs)
  • Smartphone (Android or iPhone)
  • Printer
  • Ability to pass a standard background check with a valid driver's license
Pay and Hours

This is a 1099 position with a flat rate per inspection. Rates vary by county and inspection volume, with earnings approximating $20-$30 per hour. Depending on your county, whether urban or rural, you could complete anywhere from 20-500 inspections per month, working between 2-30 hours per week. Lower-volume counties offer higher rates, while higher-volume counties have lower rates. There is no set number of inspections monthly, but work is consistently available each month.

You can increase your earnings as you establish yourself, become more available for inspections, or take on a larger area.

No additional mileage reimbursement is provided beyond the flat fee per inspection.
