Position Objective

The Building Maintenance Supervisor is responsible for overseeing multiple building operations, maintenance, and repair activities. This role ensures that all properties are safe, efficient, and well-maintained, supporting the organization's operational goals and providing a high-quality environment for employees, tenants, and visitors.

Essential Functions and Core Responsibilities

Strategic Planning & Oversight

• Develop, coordinate, and execute maintenance strategies in partnership with the Real Estate Manager.

• Forecast and manage preventive and scheduled maintenance programs in a balanced and cost-effective manner.

• Identify opportunities for operational improvement and proactively address potential issues.

• Research and review contractors' proposals and project plans to ensure appropriate resources, logical, best operational viability, and cost effectiveness.

Maintenance Operations

• Supervise and coordinate the work of contractors ensuring high-quality, timely, and cost-effective results.

• Oversee inspections, troubleshooting, and repairs of building systems including HVAC, mechanical, electrical, plumbing, and security systems.

• Manage maintenance of fountains, filtration systems, and irrigation infrastructure to ensure proper operation and compliance with safety standards.

• Ensure all grounds and facilities are maintained to a high standard of cleanliness, accessibility, and safety.

• On-call for maintenance emergencies.

• Repair, install, and maintain various aspects of the building within your trade and typical handy-man tasks.

• Responsible for snow removal, leave removal, and general presentation/cleanliness of the buildings are maintained daily.

Vendor & Contractor Management

• Source, evaluate, and oversee external contractors and vendors for maintenance and building improvement projects.

• Ensure compliance with company policies, safety standards, and local building codes.

• Verify completion of contracted work, quality standards, and adherence to budgets.

• Reconcile credit card statements and receipt substantiation.

• Respond to emails and phone calls throughout the day.

Asset & Vehicle Maintenance

• Perform or coordinate regular maintenance of company vehicles and equipment.

• Maintain accurate records of work performed, equipment inventory, and service histories.

Safety & Compliance

• Ensure compliance with OSHA, building, and safety codes.

• Promote a culture of safety and continuous improvement.

• Maintain emergency preparedness procedures for building systems and environmental controls.

• Manage security systems for building entrances.

Facility Presentation

• Uphold a high standard of appearance, functionality, and safety for all Alscott/JKAF facilities.

• Support sustainability initiatives and energy efficiency improvements.

• Maintain a professional appearance as a representative of the company.

Other Duties

• Perform other related responsibilities as assigned in support of organizational needs.

Working Environment and Physical Demands

Work involves moderate to heavy physical activity, including lifting up to 50 pounds, standing, walking, bending, stooping, pushing, pulling, and climbing. Work occurs both indoors and outdoors, with potential exposure to dust, heat, noise, fumes, and chemicals. May include confined-space work or extended periods of standing or movement.

Position Type and Expected Hours of Work

Full-time, exempt position. Schedule flexibility is required; early mornings, evenings, weekends, and emergency call-ins may be necessary to meet operational needs.

Requirements

  • Minimum 5 years of experience in facility or property management, maintenance supervision, or a related role.
  • Demonstrated skills at a journey-level proficiency in HVAC, mechanical systems, and building maintenance.
  • Working knowledge of electrical, plumbing, and safety codes.
  • Handy-man skills and willingness to be hands-on to repair and maintain when needed.
  • Strong organizational, interpersonal communication, and decision-making skills.
  • Experience managing vendors, contracts, maintenance budgets, and credit card reconciliation.
  • Project management and time management skills.
  • Experience or willingness to use Microsoft Office Suite specifically Outlook for emails and calendars and excel spreadsheets for reconciling credit card statements.
  • Valid driver's license and must meet company driving requirements.
