The Department of Administration is looking for a skilled individual with experience leading maintenance projects in commercial buildings to serve as Building Superintendent for the Chinden campus. The ideal candidate will be proficient at using a personal computer with various applications, have a high attention to detail and possess solid project management skills. This position may involve lifting and carrying items weighing up to approximately 90 pounds as well as bending, stooping, climbing ladders, and moving in and around confined spaces.
Example of Duties:
Oversees remodel and repair projects requiring the use of service contractors
Determines scope of repair/remodel work required, then obtains proposals
Once authorized to proceed, meets with subcontractors and tenants to coordinate and schedule, then inspects work for compliance with contract and applicable codes
Responds to demand and emergency repair requests
Oversees the Maintenance Management program (CMMS); scheduling modifying and logging tasks
Provides support with maintaining plumbing, electrical, HVAC and related systems; provides instruction on repairs of fixtures, piping, mechanical equipment, pumps, boilers, chillers, rooftop units, lights, ballasts, receptacles and switches
Determines building alterations, deferred maintenance and repair projects; prioritizes the projects and provides estimated costs to management
Writes maintenance and administrative reports
Ordering of site materials and supplies
Meets with tenants, maintenance personnel, and others to define needs to keep the facility organized and running smoothly
Provides back up and assistance to the facilities maintenance team
Participates in on-call rotation
Other related work as assigned
Minimum Qualifications:
Some knowledge:
Supervisory Practices
o Typically gained by at least six (6) months experience supervising employees. This experience could include serving as a project leader or lead worker.
Good knowledge:
Building and life safety codes
The methods, materials, and equipment used in maintaining commercial business space
Experience in:
Performing commercial building facility maintenance
Reading blueprints and specifications
Estimating material needs and costs for jobs
o All typically met by at least one (1) year of work experience performing general building maintenance activities in a commercial building to include maintenance, scheduling work and working contractors, working with blueprints and specifications to perform needed repairs, and estimating material needs and cost estimates
Performing maintenance on heating, ventilating, and air conditioning (HVAC) related equipment
Performing skilled repair and maintenance on,plumbing and electrical.
Building maintenance, and grounds related work
Using the tools and equipment associated with building maintenance, plumbing and electrical trades
oAll typically met by at least one (1) year of experience.
